This residential tower in Vancouver’s Coal Harbour neighbhourhood has 52,000 sq.ft. of commercial space along Bute Street. The strong horizontal expression for the commercial base on Pender Street, stands in dramatic contrast to the strong vertical expression of the tower. The overall 3-storey (36 feet high) commercial base is a composition of overlapping planes, creating a strong 2-storey street wall along Pender and a 3rd floor loggia level, that evolves into an open structure, framing the street wall but allowing views through the residential courtyard from the residential units behind.

The continuous retail weather protection along Pender and Bute is composed of angled canopies referring to the Melville Street angle, creating a more interesting and animated continuous weather protection.

The residential tower is 37 storeys high, and is built up of 4 different floor types, 2 sub-penthouse levels and 1 penthouse floor. The residential tower gets slimmer as it rises to the top, with floor areas decreasing from approximately 7,483 s.f. to 6,106 s.f., reducing further at the sub-penthouse and penthouse levels.
